Like most matters discussed today, this is once again one that is wholly subjective.
If you have been unfortunate enough to have experienced the vagaries of ADR (alternative dispute resolution) you will no doubt be minded towards an independent inventory clerk, providing fully-detailed items including their condition, together with a full array of date-stamped and titled support photographs and possibly video, just for good measure. Sound about right?
On the other hand, if you have little or no necessity (or intent) to allow a dispute between tenant/landlord to escalate to such dizzy heights as ADR, then you probably care little more than the inventory being a brief, cursory record of possibly damageable furniture or furnishings, maybe even neglecting to include photos.
Which is right? Neither and yet both. The former is ‘belt and braces’ and inevitably brings a higher fee. The latter when (or if) scrutinised, is probably of little or no value at all in the event of a dispute, but carries a low fee.
